The informative lease model is a new legal obligation that affects owners of tourist homes and temporary rentals and must be fulfilled annually during the month of February.
This requirement derives from Order VAU/1560/2025, published in the BOE (Official State Gazette), and is part of the new control system for short-term leases.
What does the informative lease model consist of?
This is an annual document that must be submitted to the Land or Chattel Registry, which communicates anonymized information about the rental activity carried out during the previous year.
Its purpose is to verify:
-
The actual use of the property.
-
The consistency between the rental and its purpose.
-
The correct use of the Single Rental Registry Number (NRUA).
Leases to which it applies
This obligation affects short-term rentals, that is, those that do not constitute a habitual residence.
These include leases for the purpose of:
-
Tourist or vacation
-
Labor
-
Academic
-
For medical reasons
-
Or any other cause of a temporary nature
Contracts for habitual residence regulated by the Urban Leasing Law are excluded.
Subjects required to submit the information
Owners or holders who:
-
Have an NRUA.
-
Rent the property for short periods.
-
Act directly or through digital platforms.
📌 The information is presented for each registered property or unit.
Content of the informative model
The document must include, at a minimum:
-
Anonymized list of rentals made.
-
Purpose of the lease in each case.
-
Start and end dates.
-
Number of occupants.
-
Indication of lack of activity, if applicable.
In case of doubt, the Registrar may request additional documentation that proves the declared purpose.
Informative lease model and submission deadline
Submission deadline
📅 The presentation must be made during the month of February, with the data corresponding to the previous calendar year.
👉 Leases made in 2025 must be declared in February 2026.
Consequences of an incorrect submission
If it is detected that the NRUA has been used for a purpose other than the one declared, the Registrar may withdraw the registration number, which may prevent the rental activity from continuing.
Therefore, it is essential that the information presented is consistent and correct.
Presentation by lawyer or representative
The regulations allow this procedure to be carried out through a lawyer or representative, in accordance with the registry legislation.
Professional advice is key to:
-
Avoiding qualification errors.
-
Preparing supporting documentation.
-
Reducing administrative risks.
